Negotiated Budget: Stone Company will provide the client a conceptual estimate for budgeting purposes at any stage of design. If the client, their advisors, and the Stone Company feel comfortable with the team dynamic, we will continue to consult the client on cost and constructability issues and ultimately negotiate a contract amount when the design is completed. This arrangement is becoming the preferred project delivery model because it allows the contractor, designer, vendors, and subcontractors to collaborate and ultimately provide a project that has less scope, budget, and schedule risk.
Cost plus Fixed Fee: Stone Company will report actual costs and be compensated proportionally to those costs. This is an open book scenario and provides for transparent project cash flow. This arrangement is ideal when schedule is the most critical component. Stone Company will move quickly to secure labor and materials and will address design issues as needed to maintain schedule. In this scenario, the client must be a sophisticated buyer and be ready to make decisions quickly and effectively.
Fixed Price/Hard Bid: Stone Company will bid projects on a fixed price basis only when the design is complete. We have a solid network of vendors and subcontractors that are ready to provide guaranteed costs which are based on a clearly defined scope of work. This scenario is best suited for a client who indicates cost is the most important component of his or her project. For this scenario to function correctly, the design must be complete.
